A quick recap: what the eigenwoningforfait actually is

If you already read our mortgage interest deduction guide, skip this section, you know it already. For everyone else: the eigenwoningforfait is a notional rental value the Belastingdienst adds back to your taxable Box 1 income for the benefit of owning and living in your own home. It is calculated as a percentage of your home's official WOZ value, set by the government every year, the same rate nationwide, not something your municipality decides.

Not the same thing as OZB

Easy to mix up, genuinely different taxes. OZB (onroerendezaakbelasting) is the municipal property tax you actually pay in cash, and every municipality sets its own rate. The eigenwoningforfait is not a bill at all, it is a notional amount added to your income tax return, at one fixed rate set nationally. This calculator is specifically for the eigenwoningforfait, the number your aangifte actually needs.

The bands step up rather than being one flat percentage for every home: 0% below €12,500, then 0.1%, 0.2%, and 0.25% for the next few tiers, 0.35% for most homes between €75,000 and €1,350,000, and a fixed base plus 2.35% above that. The calculator picks the right band for your WOZ value automatically, so you are not stuck applying the average rate to a home that is nowhere near average.

Worked example

A home with a WOZ value of €400,000 falls in the 0.35% band: €400,000 × 0.35% = €1,400 a year, or about €117 a month. A cheaper home at €60,000 falls in a lower band entirely, 0.25%, giving €150 a year, not the €210 a flat 0.35% would have suggested. The band your home lands in matters, which is exactly why we built this instead of leaving you to apply one percentage to every WOZ value.

Quick answers

Is the eigenwoningforfait the same as OZB?
No. OZB is a municipal tax you pay in cash, set independently by each municipality. The eigenwoningforfait is a notional amount added to your Box 1 taxable income, set at one fixed rate nationwide by the government, not your municipality.
Where does the WOZ value come from?
From the Kadaster WOZ-waardeloket, the same public source your municipality's own WOZ-beschikking is built from. If your address is not found there yet, or you already know the figure, you can type the WOZ value in manually instead.
Why is my eigenwoningforfait not exactly 0.35% of my WOZ value?
0.35% only applies to the most common band, roughly €75,000 to €1,350,000. Below that the rate is lower in steps down to 0%, and above €1.35 million it is a fixed base amount plus 2.35% of the excess. The calculator applies whichever band actually matches your WOZ value.
Do I still need this if I already use the mortgage deduction calculator?
